Great Place to Live in Coaldale, Lot Fees in 2024 Doesn’t include Utilities ( water, sewer & trash collection as it’s separated now by the Township) since April 2024.
Peaceful Place for Family Living and 1Km away from Commercial establishments, Library and the Town of Coaldale Civic center( City Hall) and the Alberta Hiway.

If I could give this place no stars I would. We were in the process of purchasing a house there. Everything was approved until we had a meeting with the lot manager. He went over all the rules which we do understand why they are in place,but to only apply them to certain people and not others is pretty frustrating. Only 2 vehicles per lot and no more. His neighbors had 3, the house across from him had 3 and the home diagonally from him had 3. Dogs had to be 15" or shorter but let a huge dog in the park a few months ago. The amount of authority this man thinks he's entitled to is disgusting.

There is a lot of great people that live here. Its so nice and quiet. The people here are nice and friendly. Home owners take care of their yards and this park has a very nice appearance when entering it. However, the lot rent is completely so expensive and the people that take care of the streets here in this little community well they are useless. As for them not working on Sundays, I get that and respect that, BUT the owner of this whole property SHOULD BE GETTING SOMEONE ELSE TO PLOW THE STREETS!!!!
I don't know how many people this morning couldn't go to work because the streets here you cant drive down. People stuck left right center.
Something needs to be done about this. I know I am not the only one that is quite upset. I also am making a complaint to the manager that runs this Station Grounds. This is completely uncalled for.

Mainly retired folks, a few families, many little dogs and their "parents" A bit expensive. Monthly lot rental fee. Very quiet. Close to everything.

We've been residence of station ground for almost three years and love living here the people are so friendly and very helpful with each other.
